On 18 October 2026, India’s largest listed developer said it will launch about 24 million square feet of housing with sales potential above ₹58,000 crore over the next two to three years, riding demand for high-end projects after selling out a Gurugram senior-living block for nearly ₹2,000 crore in the September quarter.

Reporting on 18 October 2026 said DLF Ltd, India’s biggest realty company by market value, will roll out roughly 24 million square feet of residential space over the next two to three years with an estimated sales value above ₹58,000 crore. That pipeline sits on top of 14 million square feet already launched since early FY25 with revenue potential of more than ₹56,000 crore. On an analyst call, DLF Home Developers managing director Aakash Ohri said the company is preparing luxury launches in Mumbai and Gurugram in the second half of the current fiscal. In the September quarter it opened a 4.17-acre senior living project, The Aureva, in Gurugram with 172 homes; every unit sold for a combined ₹1,985 crore. Ohri also cited strong absorption at the super-luxury Dahlias project in Gurugram, where about 275 of 420 flats and penthouses had sold by September and a 17,200 square foot penthouse changed hands for ₹271 crore in August.
Luxury housing in India’s top cities is behaving less like a cyclical trade and more like a scarcity play for wealthy end users and investors who want large formats, branded amenities, and locations with limited new land. DLF’s numbers show buyers willing to commit large sums upfront even as mortgage rates stay elevated, which supports the company’s decision to front-load launches in the National Capital Region and Mumbai rather than wait for a broader middle-income recovery. Senior living and ultra-premium towers also diversify the customer base beyond traditional family apartments. The risk is concentration: if sentiment in Gurugram or Bandra-Kurla softens, a ₹58,000 crore pipeline cannot be repriced quickly without hurting brand perception.
If you are shopping for a home in these cities, compare launch prices with recent resale prints in the same micro-markets; DLF’s own commentary points to sharp appreciation at Dahlias over two years. Cement, tile, and home-loan distributors should watch whether other developers follow with similar luxury inventory or stay in affordable segments. Investors in real estate stocks should track DLF’s launch calendar against its ₹4,457 crore sales in the first half of FY27 and whether Mumbai entries diversify revenue away from Gurugram. Policy watchers should note that demand at this price point is less sensitive to small rate tweaks but still reacts to stamp-duty changes and approval delays.
Trade policy / exports
Commerce minister Piyush Goyal said on 22 October 2026 that India’s proposed free-trade agreement with the European Union could become operational within four to five months after signing, with the deal expected to be inked before year-end during his visit to Germany.
Food delivery / quick commerce
Swiggy reported on 22 October 2026 that September-quarter revenue rose 36% to about ₹7,571 crore and the consolidated net loss narrowed to ₹922 crore, as food delivery posted record adjusted core profit of about ₹349 crore while quick-commerce Instamart lost about ₹764 crore at the segment level amid heavier discounting and 69 new dark stores.
Quick-service restaurants / consumers
KFC and Pizza Hut operator Sapphire Foods India said on 22 October 2026 that September-quarter consolidated restaurant sales rose 20% year on year to about ₹885 crore, with KFC India same-store sales up 14% and adjusted EBITDA margin expanding 100 basis points to 7.1% even as the listed stock remained far below its 52-week high.
RBI / government borrowing
On 22 October 2026, the Reserve Bank of India accepted no bids at the scheduled sale of short-dated government treasury bills, the first full cancellation in about seven months, as investors demanded higher yields amid a bond selloff, oil-linked inflation fears, and expectations of more rate hikes after October’s policy minutes.
